April 2016 Cornelius Real Estate Market Update

Cornelius Homes
In April 2016 38 homes sold in the Cornelius area, an 24% decrease from the 50 homes sold in March. April 2016 sales figures decreased 29.6% from April 2015 when 55 homes sold in the Cornelius area.

The average sales price in Cornelius decreased 7% from $475,861 in March to $442,741 in April. The April 2016 average sales price increased 9.9% from the April 2015 average sales price which was $402,688.

Average days on the market decreased 16.7% from 72 days in March to 60 days on the market in April. The April 2015 average days on the market were 64, a 6.3% decrease in market time.

Currently there are 166 active homes for sale in the Cornelius MLS area, up 5.7% from April. The average list price is $1,038,423 down 3.8% from the April average list price of $1,079,328. 128 Cornelius homes are currently under contract, up 13.3% from April.

In April 2016 22 condos/townhomes sold in the Cornelius area, a 4.3% decrease from the 23 Cornelius condos or townhomes sold in March. April 2016 sales figures decreased 31.3% from April 2015 when 32 Cornelius condos sold.

The average sales price decreased 17% from $205,978 in March 2016 to $170,991 in April 2016. The April 2016 average sales price increased 5.8% from the April 2015 average sales price which was $161,580.

Average days on the market decreased 69.3% from 75 in March to 23 in April. April 2015 average days on the market were 73, a decrease of 68.5%.
