Cornelius Real Estate Market Stats for July 2019

Cornelius Homes
In July 2019 58 homes sold in the Cornelius real estate market, a 16% decrease from the 69 Cornelius homes sold in June 2019. July 2019 sales figures decreased 4.9% from July 2018 when 61 homes sold in the Cornelius real estate market.

The average sales price in Cornelius decreased by 23.9% from $721,121 in June to $548,789 in July. July 2019 average sales price increased 16.8% from the July 2018 average sales price which was $469,793.

Average days on the market decreased by 26.7% from 60 days in June to 44 days on the market in July. The July 2018 average days on the market were 37, an 18.9% increase in market time from one year ago.

Currently, there are 143 active homes for sale in the Cornelius real estate market, up 5.9% from July. The average list price of active listings is $921,181 down 1.5% from the July average list price of $935,089. There are 61 Cornelius homes currently under contract, down 16.4% from July. Based on these statistics, 2.5 months of inventory, we are currently in a seller’s real estate market in Cornelius.

The average sales price increased by 1.4% from $234,096 in June to $237,320 in July. The July 2019 average sales price increased 4.8% from the July 2018 average sales price which was $226,478.

Average days on the market decreased by 9.3% from 43 in June to 39 in July. The July 2018 average days on the market were 12, an increase of 225% market time from one year ago.

Currently, there are 59 active condo/townhomes for sale in the Cornelius real estate market, a 0% decrease from the 59 Cornelius condos for sale in July. The average list price is $373,886, down 9.7% from July’s average list price of $414,049. 42 Cornelius condos/townhomes are currently under contract, an 8.7% decrease from July. Average days on the market decreased by 37.2% from 215 in June 2019 to 135 in July 2019. The July 2018 average days on the market were 103, a 31% increase in market time versus the same time period last year.

Currently, there are 22 active lot listings in the Cornelius real estate market, a decrease of 18.5% from July.
