Cornelius Real Estate Market Stats for August 2019

Cornelius Homes
In August 2019 50 homes sold in the Cornelius real estate market, a 13.8% decrease from the 58 Cornelius homes sold in July 2019. August 2019 sales figures decreased 31.5% from August 2018 when 73 homes sold in the Cornelius real estate market.

The average sales price in Cornelius increased by 3.5% from $548,789 in July to $567,960 in August. August 2019 average sales price increased 6.3% from the August 2018 average sales price which was $534,474.

Average days on the market increased by 50% from 44 days in July to 66 days on the market in August. The August 2018 average days on the market were 80, an 17.5% decrease in market time from one year ago.

Currently, there are 130 active homes for sale in the Cornelius real estate market, down 9.1% from August. The average list price of active listings is $933,702 up 1.4% from the August average list price of $921,181. There are 93 Cornelius homes currently under contract, up 52.5% from August. Based on these statistics, 2.6 months of inventory, we are currently in a seller’s real estate market in Cornelius.

In August 2019 41 condos/townhomes sold in the Cornelius real estate market, a 24.2% increase from the 33 Cornelius condos or townhomes sold in July  2019. August 2019 sales figures increased 51.9% from August 2018 when 27 Cornelius condos sold.

The average sales price increased by 11.5% from $237,320 in July to $264,611 in August. The August 2019 average sales price increased 15.7% from the August 2018 average sales price which was $228,643.

Average days on the market increased by 18% from 39 in July to 46 in August. The August 2018 average days on the market were 23, an increase of 100% market time from one year ago.

Currently, there are 66 active condo/townhomes for sale in the Cornelius real estate market, a 12% increase from the 59 Cornelius condos for sale in August. The average list price is $362,554, down 3% from August’s average list price of $373,886. 41 Cornelius condos/townhomes are currently under contract, a 2.4% decrease from August. Based on these figures, 1.6 months of inventory, we are currently in a seller’s market for Cornelius condos.

In August 2019 4 lots sold in the Cornelius area, a 300% increase from the 1 Cornelius lots sold in July 2019. August 2019 sales figures increased 0% from August 2018 when 4 Cornelius lots sold.

The average sales price increased by 34.7% from $725,000 in July to $976,750 in August. The August 2019 average sales price increased 703% from the August 2018 average sales price which was $121,563.

Average days on the market decreased by 39.3% from 135 in July 2019 to 82 in August 2019. The August 2018 average days on the market were 97, a 15.5% decrease in market time versus the same time period last year.

Currently, there are 28 active lot listings in the Cornelius real estate market, an increase of 27.3% from August. The average list price is $987,300, down 1% from August’s average list price of $997,932. There are 11 Cornelius lots currently under contract, a 22% increase from August. Based on these numbers, very limited Cornelius land inventory, we are in a seller’s market for Cornelius lots and land.
