August 2015 Cornelius Real Estate Market Update

Cornelius Homes
In August 2015 42 homes sold in the Cornelius area, a 12.5% decrease from the 48 homes sold in July 2015. August 2015 sales figures decreased 32.3% from August 2014 when 62 homes sold in the Cornelius area.

The average sales price decreased 4.8% from $513,881 in July to $488,978 in August. The August 2015 average sales price decreased 7.6% from the August 2014 average sales price which was $529,040.

Average days on the market increased 18.4% from 49 days in July to 58 days on the market in August. The August 2014 average days on the market were 69, a 15.9% increase in market time.

Currently there are 223 homes for sale in the Cornelius MLS area, down 15.8% from August. The average list price is $884,562 up 4.8% from the August average list price of $844,266. 75 Cornelius homes are currently under contract, down 13.8% from August.

In August 2015 23 condos/townhomes sold in the Cornelius area, a 41% decrease from the 39 condos or townhomes sold in July 2015. August 2015 sales figures increased 0% from August 2014 when 23 Cornelius condos sold.

The average sales price increased 6.5% from $201,078 in July 2015 to $214,082 in August 2015. August 2015 average sales price increased 18.4% from the August 2014 average sales price which was $180,884.

Average days on the market increased 9.8% from 51 in July to 56 in August. August 2014 average days on the market were 61, a decrease of 8.2%.

Currently there are 115 condo/townhomes for sale in the Cornelius MLS area, a 13.5% decrease from the 133 Cornelius condos for sale in August.
