In January 2016 25 homes sold in the Cornelius area, a 19.4% decrease from the 31 homes sold in December 2015. January 2016 sales figures increased 38.9% from January 2015 when 18 homes sold in the Cornelius area.
The average sales price in Cornelius decreased 25.3% from $574,141 in December to $429,043 in January. The January 2016 average sales price increased 22.9% from the January 2015 average sales price which was $349,123.
Average days on the market decreased 4.2% from 72 days in December to 69 days on the market in January. The January 2015 average days on the market were 73, a 5.5% decrease in market time.
Currently there are 140 active homes for sale in the Cornelius MLS area, down 29% from January. The average list price is $1,003,026 up 14% from the January average list price of $878,899. 93 Cornelius homes are currently under contract, up 36.8% from January!

In January 2016 9 condos/townhomes sold in the Cornelius area, a 64% decrease from the 25 Cornelius condos or townhomes sold in December 2015. January 2016 sales figures decreased 35.7% from January 2015 when 14 Cornelius condos sold.
The average sales price decreased 8.4% from $198,508 in December 2015 to $181,862 in January 2016. The January 2016 average sales price decreased 5.3% from the January 2015 average sales price which was $192,105.
Average days on the market decreased 22% from 50 in December to 39 in January. January 2015 average days on the market were 83, a decrease of 53%.
Currently there are 55 active condo/townhomes for sale in the Cornelius MLS area, a 30.4% decrease from the 79 Cornelius condos for sale in January. The average list price is $263,393, up 19.3% from January’s average list price of $220,726. 38 Cornelius condos/townhomes are currently under contract, a 111% increase from January!

In January 2016 0 lots sold in the Cornelius area, a 100% decrease from the 1 Cornelius lots sold in December. January 2016 sales figures decreased 100% from January 2015 when 2 Cornelius lots sold.

2015 Cornelius Waterfront Real Estate Market Review
The Cornelius waterfront real estate market had a large decline in total sales, down 31.2% from 2014. This can be attributed to low inventory, higher asking prices and Mooresville having more inventory and lower prices.
The average sales price, $1,171,962, decreased 4.1% from the 2014 average sales price.
The median sales price, $975,000, decreased 8.9% from the 2014 median sales price.
The average price per square foot, $299, increased 12.4% from the 2014 average price per square foot, $266, and was the highest since 2008.
The average days on the market, 114, decreased 13% from 2014 and was the shortest marketing time since 2009.
