In August 2016 58 homes sold in the Cornelius area, a 38.1% increase from the 42 homes sold in July. August 2016 sales figures increased 38.1% from August 2015 when 42 homes sold in the Cornelius area.
The average sales price in Cornelius increased 4.1% from $614,653 in July to $639,749 in August, the highest average sales price for any month on record. The August 2016 average sales price increased 23.9% from the August 2015 average sales price which was $516,179.
Average days on the market decreased 7.5% from 80 days in July to 74 days on the market in August. The August 2015 average days on the market were 64, a 19.4% increase in market time.
Currently there are 208 active homes for sale in the Cornelius MLS area, up .4% from August. The average list price is $895,638 down 4.7% from the August average list price of $940,136. 96 Cornelius homes are currently under contract, down 14.3% from August.

The average sales price decreased 20.2% from $232,756 in July 2016 to $185,717 in August 2016. The August 2016 average sales price decreased 13.2% from the August 2015 average sales price which was $214,082.
Average days on the market decreased 0% from 45 in July to 45 in August. August 2015 average days on the market were 56, a decrease of 19.6%.
Currently there are 57 active condo/townhomes for sale in the Cornelius MLS area, a 17.4% decrease from the 69 Cornelius condos for sale in August. The average list price is $242,284, up 1.3% from August’s average list price of $239,212. 50 Cornelius condos/townhomes are currently under contract, a 16.3% increase from August.

Average days on the market decreased 3.6% from 338 in July to 326 in August. The August 2015 average days on the market were 34, an 859% increase in market time versus the same time period last year.
Currently there are 36 active lot listings in the Cornelius MLS area, a decrease of 2.7% from August. The average list price is $795,131, up 5.5% from August’s average list price of $753,854. 13 Cornelius lots are currently under contract, a 7.1% decrease from August.
