In January 2015 18 homes sold in the Cornelius area, a 63.3% decrease from the 49 homes sold in December 2014 and the lowest January total since 2009! January 2015 sales figures decreased 18.2% from January 2014 when 22 homes sold in the Cornelius area.

The average sales price increased 10.5% from $434,741 in December to $480,388 in January. The January 2015 average sales price increased 19.2% from the January 2014 average sales price which was $402,943.

Average days on the market increased 19.7% from 66 days in December to 79 days on the market in January. January 2014 average days on the market were 92, a 14.1% decrease in market time.

Currently there are 226 homes for sale in the Cornelius MLS area, up 13% from December. The average list price is $718,442 down 5.2% from the December average list price of $757,510. 65 Cornelius homes are currently under contract, up 47.7% from December.

In January 2015 12 condos/townhomes sold in the Cornelius area, a 20% decrease from the 15 condos or townhomes sold in December 2014. January 2015 sales figures increased 9.1% from January 2014 when 11 Cornelius condos sold.

Average days on the market increased 92.3% from 52 in December to 100 in January. January 2014 average days on the market were 140, a decrease of 28.6%.

Currently there are 107 condo/townhomes for sale in the Cornelius MLS area,a 9.2% increase from the 98 Cornelius condos for sale in December. The average list price is $201,312, down 1.7% from December’s average list price of $204,854. 32 Cornelius condos/townhomes are currently under contract, a 14.3% increase from December.
