In August 2014 15 Cornelius waterfront homes sold, a 25% increase from the 12 waterfront homes sold in July 2014. August 2014 waterfront sales figures increased 150% from August 2013 when 6 Cornelius waterfront homes sold.

The average sales price increased 12.4% from $1,223,563 in July 2014 to $1,375,125 in August 2014. August 2014 average sales price increased 16% from the August 2013 average sales price which was $1,185,233.

Average days on the market increased from 102 in July 2014 to 157 in August 2014, a 53.9% increase in market time. August 2013 average days on the market were 161, a 2.5% decrease in market time.

Currently there are 78 Cornelius waterfront homes listed in the MLS with 12 of those under contract, down 7.7% from July. The average list price is $1,559,467, up .7% from July. In August 2014 68 homes sold in the Cornelius area, a 13.3% increase from the 60 homes sold in July. August 2014 sales figures increased 61.9% from August 2013 when 42 homes sold in the Cornelius area.

The average sales price decreased 2.2% from $545,157 in July to $533,292 in August. The August 2014 average sales price increased 15% from the August 2013 average sales price which was $463,594.

Average days on the market increased 8.2% from 61 days in July to 66 days on the market in August. August 2013 average days on the market were 89, a 25.8% decrease in market time.

Currently there are 204 homes for sale in the Cornelius MLS area, down 6% from July. The average list price is $739,245 down .5% from the July average list price of $743,250. 44 Cornelius homes are currently under contract, down 24.1% from July.

In August 2014 21 condos/townhomes sold in the Cornelius area, a 22.2% decrease from the 27 condos or townhomes sold in July 2014. August 2014 sales figures increased 61.5% from August 2013 when 13 Cornelius condos sold.

The average sales price decreased  18.1% from $212,575 in July 2014 to $174,105 in August 2014. August 2014 average sales price decreased 10.1% from the August  2013 average sales price which was $194,263.

Average days on the market decreased 24.3% from 70 in July to 53 in August. August 2013 average days on the market were 101.

Currently there are 71 condo/townhomes for sale in the Cornelius MLS area,a 4% decrease from the 74 condos for sale in July. The average list price is $190,802, down 2.1% from July’s average list price of $194,825. 25 Cornelius condos/townhomes are currently under contract, a 0% decrease from July but a 47.1% increase from August 2013!

In August 2014 4 lots sold in the Cornelius area, a 100% increase from the 2 lots sold in July. August 2014 sales figures increased 100% from August 2013 when 2 lots sold.

The average sales price increased 7.8% from $335,000 in July to $361,230 in August. August 2014 average sales price increased 197.9% from the August 2013 average sales price which was $121,250.

Average days on the market increased 40.2% from 266 in July to 373 in August. August 2013 average days on the market were 151, a 147.2% increase in market time versus the same time period last year.

Currently there are 48 lots for sale in the Cornelius MLS area. The average list price is $760,696, up 9.3% from July’s average list price of $695,883. 3 Cornelius area lots are currently under contract, a 0% decrease from July.
